Intospace and Valor Join forces for sustainable redevelopment in Zwanenburg
03 April, 2025Zwanenburg, 3 april 2025 – Intospace is pleased to announce that it has reached an agreement with Valor Real Estate Partners (Valor) and Quadreal Property Group for the acquisition of a prime development site in Zwanenburg. Valor has acquired the site from Intospace, which will continue to be responsible for the development of a state-of-the-art distribution center. Once completed, the property will become part of Valor’s logistics real estate portfolio.
The project encompasses approximately 33,000 m² of high-quality logistics space, designed to meet the highest sustainability standards, including BREEAM Excellent certification.
As part of Intospace’s commitment to responsible land use, this development is a prime example of sustainable redevelopment. The site was formerly home to Ahrend’s office furniture factory, which Intospace acquired several years ago. The old factory complex has since been completely demolished, with extensive soil remediation carried out to prepare the site for future use. Throughout this process, a significant portion of the materials from the demolition were recycled, and select materials will be repurposed in the new development.
The distribution center will be energy-positive, generating significantly more energy than it consumes. This is achieved through a combination of advanced energy solutions, including extensive solar panel installations and energy-efficient building design. In addition, the positioning of the building has been carefully reconsidered to enhance integration with its surroundings. A key feature of this spatial optimization is the creation of a 50-meter-deep green buffer at the rear of the site, which will not only enhance the local environment but also serve as a natural water retention area.
