DUI02 – Sustainable logistics development in Duiven

Development DUI02 is located at a prime position in Centerpoort-Noord business park in Duiven, in the eastern part of the Netherlands.
 
      Development DUI02 is an asset at a prime location on the Centerpoort-Noord business park in the eastern Netherlands. The proximity of the on- and off-ramps of the A12 motorway offers strategic value for tenants, particularly in view of the upcoming infrastructure improvement, the connection between the A12 and A15 motorways, which will significantly enhance regional connectivity. In addition, the strategic value of this location is further strengthened by its accessibility to Germany, which is only a 20-minute drive away, facilitating cross-border business activities.

      The facility is designed to meet high sustainability standards and will be constructed to achieve a BREEAM ‘Excellent’ rating, reflecting a strong commitment to sustainable development and environmentally responsible practices.
     
    Project specifications

    On the business park, covering approximately 3 hectares, the following building layout will be developed:
     
      • Warehouses, total approx. 17,293 m²
      • Mezzanine, total approx. 2,829 m²
      • Office space, total approx. 1,193 m²
 
    The building will feature 21 loading docks, 2 ground-level doors, approximately 130 car parking spaces, 4 truck parking spaces, and a clear height of 12.2 metres in the warehouse (4.5 metres beneath the mezzanine).

    The development will be equipped with an ESFR sprinkler system to ensure maximum storage flexibility. In addition, particular attention is given to work comfort, safety, and energy efficiency.
