TLB11 – Sustainable logistics development in Tilburg

At the Kraaiven business park in Tilburg, a high quality logistics development consisting of two warehouse units is soon to rise. This new build project is being developed in accordance with BREEAM Excellent standards, meeting stringent requirements for sustainability and long-term resilience


The TLB11 site is strategically located in the southern Netherlands, close to the Belgian border. Business Park Kraaiven provides direct access to major highways, including the A16 towards the ports of Rotterdam and Antwerp, the A27 and A2 towards Utrecht, Amsterdam and Schiphol Airport, and the A67 towards Belgium and Germany. This makes Tilburg a significant logistics hotspot with excellent connectivity to international gateways. The project also benefits from its position within a densely populated labour market region: the Tilburg, Breda, ’s-Hertogenbosch, Eindhoven axis counts approximately 800,000 inhabitants.



Project Specifications


The business park covers approximately 1.5 hectares and includes the following layout:

Warehouses | total approx. 8,500 m²

Mezzanine | total approx. 1,696 m²
• Mezzanine 1: approx. 848 m²
• Mezzanine 2: approx. 848 m²

Offices | total approx. 1,200 m²
• Office 1: approx. 600 m²
• Office 2: approx. 600 m²
 

Each unit is equipped with 4 loading docks, 1 ground-level overhead door, approximately 40 car parking spaces, and a clear height of 12.2 metres within the warehouse (4.5 metres beneath the mezzanine).


The development will be fitted with an ESFR sprinkler system to ensure maximum storage flexibility. Additional focus is placed on workplace comfort, safety, and energy efficiency. ul>
