    Located on the south side of Tilburg, directly adjacent to the A58 motorway and opposite the slip road, intospace® is developing a premium distribution center on a 6.6-hectare site. The location at Koningshoeven business park offers exceptional visibility, positioning TLB08 as a strategic hub for logistics activities within the Netherlands and far beyond.
     
The ports of Rotterdam and Antwerp are easily accessible via the A16. The A27 and A2 provide direct connections towards Utrecht, Amsterdam, and Schiphol. The A67 ensures access to Belgium and Germany. Tilburg has been a leading logistics hotspot for years. This is due to the excellent connections by road and water, the nearby inland shipping terminals, and a large labor potential of over 750,000 inhabitants within 40 kilometers.

TLB08 is being developed to the highest technical and sustainability standards. The facility is targeting a BREEAM Excellent certification, combining operational efficiency with modern comfort and a minimal ecological footprint.

This modern distribution center is engineered for maximum operational efficiency. The facility features approx. 24 loading docks and 2 level access doors, ensuring a smooth and continuous flow of goods.
     
With a clear height of 12.20 meters in the warehouse and 4.50 meters in the expedition zone, the building offers superior high-bay storage capabilities. For maximum safety and insurance compliance, the entire facility is equipped with an advanced ESFR sprinkler system.
     
Extensive parking facilities are available for both employees and visitors, with a total of 221 parking spaces provided within a dedicated, integrated parking garage.
     
Voor medewerkers en bezoekers is er ruime parkeergelegenheid: in totaal zijn er circa 221 parkeerplaatsen beschikbaar, gesitueerd in de bijbehorende parkeergarage.
     
     

Sustainability

     
This project harmonizes high-end architecture with a future-proof vision. The building is constructed using circular materials, meticulously documented in a materials passport, and will be equipped with solar panels.
     
At the heart of this development is the synergy between people and nature. A fundamental element of the design is the extensive integration of greenery at the rear of the property. This landscape integration is not only designed to provide the building and its surroundings with a premium aesthetic but also to make an active contribution to local biodiversity. By stimulating local flora and fauna, the project creates an inspiring environment for relaxation and recovery, allowing employees to enjoy a healthy outdoor space during the workday.
