MST02 is a development located at Aviation Valley business park in Maastricht Airport, offering direct connections to the Dutch motorway network as well as the Belgian and German borders. The area is regarded as one of the most strategic logistics locations in the south of the Netherlands, positioned between the A2 and A73 motorways.

 

The site covers approximately 6.4 hectares and comprises a built area of approximately 37,600 sqm.

 

The facility is designed not only for the storage of general goods but is also equipped for the storage of ADR products. Its multifunctional and flexible design is ready to meet the logistics requirements of the future. A distinctive architectural feature is the “living skin”, a dynamic façade that incorporates additional greenery and movement, bringing the building’s architecture to life.

 

The distribution centre has been developed in accordance with BREEAM Excellent standards and incorporates low-carbon produced steel (XCarb) and Falk Cradle Core façade panels. The building has an A++++ energy label, is fully electric, and is equipped with triple glazing and a greywater system.

 

Project specifications

 

The total gross floor area amounts to approximately 37,255 sqm, with a footprint of approximately 2.0 hectares, and includes the following layout:

 

• Warehouse: approx. 36,499 sqm
• Mezzanine: approx. 6,273 sqm
• Office: approx. 2,860 sqm

 

The warehouse offers a clear internal height of 12.2 metres, while the mezzanine has a clear height of approximately 4.5 metres. The combination of high sustainability standards, ADR suitability and a distinctive architectural design makes this distribution centre a future-proof logistics hub in the heart of the Euregio region.

 
The logistics setup is designed for efficient and safe goods handling, including ADR-related operations. The distribution centre features 36 truck loading docks and 2 overhead doors. The site provides 301 car parking spaces, including 32 equipped with electric vehicle charging points and 3 accessible parking spaces, as well as 6 truck parking spaces and a fully equipped bicycle parking facility, ensuring ample parking capacity for both staff and transport operations.
