ZLB03 | De Wildeman II, Zaltbommel

ZLB03 is strategically located at De Wildeman II business park in Zaltbommel, one of the key logistics hotspots in the southern Netherlands.

The project is situated on a site of approximately 3.7 hectares and comprises a built area of approximately 26,300 sqm.

The site is directly adjacent to the N322, providing quick access to the A2 motorway. As a result, major cities in the north and west of the Netherlands are easily accessible, while airports such as Amsterdam Airport Schiphol and Eindhoven Airport can be reached conveniently. The Port of Rotterdam is within easy reach, and both Germany and Belgium can be accessed within approximately 55 minutes by road.

Employees who prefer not to travel by car can make use of a direct bus connection to Zaltbommel railway station, with stops located close to the site. Zaltbommel station offers direct rail connections to both Utrecht Central Station and ’s-Hertogenbosch Central Station.

The distribution centre comprises a total gross floor area of approximately 25,924 sqm, with a footprint of approximately 2.6 hectares, and includes the following layout:

• Warehouse: approx. 24,905 sqm
• Mezzanine: approx. 2,840 sqm
• Office: approx. 827 sqm

The warehouse offers a clear internal height of 12.2 metres, making it ideally suited for large-scale storage operations and a variety of racking configurations. The mezzanine provides additional space for supporting logistics functions and has a clear height of 5.7 metres.
