SHB02 has been developed at the DocksNLD business park in ’s-Heerenberg. It serves as a strategic logistics hub between the Randstad and the Ruhr region, creating a unique link between two of Europe’s most important economic areas. The logistics business park offers exceptional connectivity to the German hinterland.

Project SHB02 is situated on a site of approximately 2.24 hectares and comprises a total built area of approximately 14,744 sqm.

Thanks to its multimodal accessibility, DocksNLD benefits from efficient connections by road, inland waterway, and rail. ’s-Heerenberg is located directly along the A12 motorway, which connects the Randstad with Germany. In addition, the Rhein Waal Terminal in Emmerich am Rhein is less than a 10-minute drive away. This terminal provides direct inland shipping and rail connections, including routes to Basel, Switzerland, enabling the efficient handling of international freight flows. Containers arriving through the ports of Rotterdam and Antwerp are transported rapidly to the region via the Rhine and Waal waterways.

Furthermore, ’s-Heerenberg benefits from a broad and flexible labour pool, with access to both the Dutch workforce and the extensive labour market just across the border in Emmerich and Kleve.

The warehouse offers a clear internal height of 12.2 metres, providing maximum flexibility for modern storage and racking configurations. The mezzanine has a clear height of 4.5 metres, creating additional functional space suitable for a wide range of logistics operations. In addition, the facility features an 18-metre-deep column-free marshalling area, enabling efficient and unobstructed handling of goods flows.
