Trimodal Cargo Center ’s-Heerenberg (www.docksnld.com) is located on the border between Germany and the Netherlands, centrally positioned between the Randstad and the Ruhr region.

 

The project is situated on a site of approximately 4.7 hectares and is strategically positioned between the distribution centres of Mainfreight and DSV Solutions. The site comprises a distribution centre with a built area of approximately 33,037 sqm, designed to support large-scale international distribution activities and efficient logistics operations.

 

DocksNLD covers a total area of approximately 34 hectares and accommodates a range of renowned logistics operators. The location benefits from its strategic position close to the A12 motorway, which continues into Germany as the A3 towards Duisburg and the Ruhr region. In addition, the Contargo Rhein-Waal-Lippe container terminal in Emmerich is just a 10-minute drive away, further strengthening the trimodal capabilities of the location.

The distribution centre comprises a total gross floor area of approximately 34,054 sqm, with a footprint of approximately 3.3 hectares, and includes the following layout:

 

• Warehouse: approx. 27,732 sqm
• Mezzanine: approx. 4,437 sqm
• Office: approx. 1,624 sqm

 

The combination of a cross-border location, multimodal accessibility and its position within a strong logistics cluster makes this distribution centre a powerful hub for international supply chains. The warehouse offers a clear internal height of 12.2 metres, while the mezzanine has a clear height of 4.5 metres.

 
The logistics setup is designed for maximum operational efficiency. With 40 truck loading docks and 2 overhead doors, goods flows can be processed efficiently and simultaneously. The site provides 158 car parking spaces, including 6 equipped with electric vehicle charging points and 2 accessible parking spaces, ensuring optimal support for both operational requirements and employee mobility.
