AMS05 is a state-of-the-art distribution centre located at the strategically positioned Schiphol Trade Park, adjacent to Amsterdam Airport Schiphol.

 

The distribution centre, featuring a building footprint of approximately 34,014 sqm, is unique in the Netherlands as it has been designed to operate fully off-grid. Through an advanced solar energy system comprising more than 20,000 solar panels combined with battery storage, the facility is capable of generating its own energy requirements. Surplus energy can be fed back into the public grid, contributing to the achievement of the highest possible energy label, A+++++.

 

Schiphol Trade Park offers an unrivalled logistics location directly next to one of Europe’s largest airports. Amsterdam Airport Schiphol serves more than 63 million passengers annually and connects to over 250 destinations worldwide. In addition, Schiphol is a major air cargo hub and continues to invest in strengthening its position as a leading international gateway.

 

As the first fully off-grid distribution centre in the Netherlands, AMS05 was developed in cooperation with energy infrastructure specialist Joulz in response to grid congestion in the region. The facility operates through an innovative energy ecosystem that combines large-scale solar generation, battery storage and an advanced Energy Management System. This solution enables the building to remain energy self-sufficient while maintaining a level of energy reliability comparable to that of the public electricity network.

 

Project specifications

 

The site has a total plot area of approximately 8.84 hectares and a building footprint of approximately 3.4 hectares, providing the following accommodation:

 
Total floor area approx. 67,097 sqm

• Warehouse: approx. 55,279 sqm
• Mezzanine: approx. 6,561 sqm
• Office: approx. 5,256 sqm

 

The warehouse offers a clear internal height of 12.2 metres, whilst the mezzanine level provides a clear height of 4.5 metres. This layout supports an efficient separation between primary warehousing activities and supporting operations on the mezzanine level.

 
The distribution centre has been designed for large-scale logistics operations. With 64 loading docks, 4 overhead doors and extensive loading and unloading areas, multiple transport movements can be handled simultaneously. The site further provides 433 parking spaces, including 16 electric vehicle charging spaces, 8 accessible parking spaces, and dedicated bicycle parking and charging facilities.
