UTR05 has been developed at the Lage Weide business park, a strategically located logistics hotspot on the western side of Utrecht.

The business park features a distribution centre situated on a site of approximately 2.1 hectares and comprising a building area of more than 19,000 sqm.

Located on the outskirts of Utrecht alongside the A2 motorway, Lage Weide is one of the oldest business parks in the Netherlands. While historically home to industrial and construction-related companies, the area has evolved into a leading hub for logistics and distribution activities. Its central location within the Netherlands makes it an ideal base for regional and national distribution operations.

Thanks to its location in the heart of the Netherlands, the site offers excellent accessibility and fast connections to the country's key logistics corridors and major economic centres, ensuring efficient distribution throughout the Netherlands and Europe.

In addition to its strategic location, the distribution centre has been developed to high sustainability standards and holds a BREEAM Excellent certification as well as an A++++ energy label.

The distribution centre comprises a total floor area of approximately 17,500 sqm and has a footprint of approximately 2.0 hectares, including:

• Warehouse: approx. 12,619 sqm
• Mezzanine: approx. 2,566 sqm
• Office: approx. 2,339 sqm

The combination of logistics functionality, ample parking capacity and a strategic location in the heart of the Netherlands makes this facility ideally suited for efficient distribution operations. The warehouse offers a clear internal height of 12.2 metres, while the mezzanine level provides a clear height of 4.0 metres, creating additional flexibility for storage and order fulfilment activities.
 
The combination of 24 loading docks and 3 overhead doors supports continuous, large-scale logistics operations. The site provides 170 parking spaces, including 6 electric vehicle charging spaces and 2 accessible parking spaces.
