Project MST04 is located at the Aviation Valley business park on Europalaan in Beek (Limburg), directly adjacent to Maastricht Aachen Airport and strategically positioned in the heart of the Euregio region. This logistics hotspot in South Limburg has consistently been ranked by leading consultancy firm Buck Consultants International as one of the best logistics locations in the Netherlands. Thanks to its excellent connections to the A2 motorway and its proximity to both the Belgian and German borders, this location provides an ideal base for national and international distribution operations.

The MST04 site covers approximately 6.6 hectares and is being developed as a large-scale, future-focused logistics hub within Aviation Valley. The facility will be constructed in accordance with BREEAM Excellent standards, placing sustainability, energy efficiency, and long-term resilience at the core of both its design and execution.
